What is the Length of an Extension Job?
Each home and each extension is different. A lot of the factors involved are beyond our control. But because of our extensive experience in creating home extensions, we can give you a fairly accurate estimate of how long the job should take.
Planning Your Extension
We like to start all of our extension projects by meeting with our new clients. A professional building designer will sit down with you and discuss your plans with you. This building designer will be able to answer your questions and make suggestions. Work on the designs will start almost immediately.
The designing stage takes anywhere from 2-3 weeks to complete. Our team will stay in touch with you and listen to all of your ideas about the project.
From here, our estimating team will prepare your specification and quote. This takes anywhere from 1-2 weeks.
After the design plans and quote have been approved, we will prepare working drawings and the contract. You will also be given an estimate of how long the job should take to complete.
Then we will start getting all the permits required from the city council. This ensures that your extension meets all safety regulations. We will have already begun preliminary work on obtaining the permits by this point, but it may take another few weeks to have the paperwork finalized.
Town Planning Permits
In some cases, your extension may require a town planning permit. We will try to speed up this process as much as we can, but you should know that it can take several months to complete. We keep good relationships with the council to ensure that this process takes no longer than necessary.
The Building Begins
Preparing the Site
We will start preparing the area to be built on before we begin the actual building. This will take us about a week to complete and will involve removing any obstacles to construction and ensuring the plans can be carried out in a timely manner.
Then our builders will lay the foundation and start on the first floor of the extension. This will take about 2-4 weeks.
It will take another 2-4 weeks to build up the frame for the extension. This includes the support structure and the underside of the roof. You will start to see how your extension is going to look at this stage.
Once the frame has been erected, we add in the walls, put on the roof and insert the doors. This part is called the lockup, and it finishes off the largest portions of the project. It will take about 1-4 weeks.
Here we will add in all the small details that make up your extension. This includes skirting, doorknobs, fixtures and other internal bits and pieces. Here we exercise our expertise to ensure that your extension really shines.
The final 2 or 3 weeks will be taken up by adding on the finishing touches. We will inspect the extension completely and ensure that everything is working properly and that the work is secure. Once the inspection has been carried out and we and you are both satisfied with how it looks, we will give you the final certificate for the building.
Please keep in mind that living in your home while construction is taking place is perfectly workable in most cases.
Each extension present unique challenges, but we can confidently say that most jobs of this nature take under 6 months to complete. And many of our clients can live in their house as they always have while we are working.
